I will be happy to give you a total quote after our initial meeting.
I will happily provide references upon request, which is basically my client list - I will not take on a project unless I am confident I will deliver complete satisfaction of my client's expectations.I will also charge less for the opportunity to work with builders who refer me,
and I have a "special" rate of $1,000 for small, simple additions for local Outer Banks Residents, especially those referred by a builder.One thing to keep in mind when thinking about design rates - a good designer can easily save you more in construction costs than you will pay in fees, and the reverse is true as well.
A well designed home will also require less maintenance, age better, sell for more, and in less time than one designed with less effort and expertise.
Explanation of Terms:
Raytrace fees - this is for generating an exterior 3D model of an existing plan, and processing with raytrace software for a very realistic image. Rates will be higher for interior spaces as they are much more difficult and detailed.
Concept / Schematics - this is an initial design fee for working out the details of a floor plan, exterior walls, and roof. Copyright typically provided if you wish to have another designer / architect draw the construction documents.
Construction Documents - these are much more involved - basically a complete plan to build a house on a specific site with foundation plans, floor framing plans, roof framing plans, detailed sections (at least two), and schedules for doors, windows, lighting, plumbing, and HVAC.
Architectural Stamp Fee - optional plan review and stamp by Philip VanderMyde AIA - covers liability for many aspects of plan, as well as some details that otherwise would have to be engineered.
Residential Engineering - for review, beam design, and stamp - may be required for non "prescriptive" items (not covered by tables in code book) unless plans have an Architectural stamp - however, complicated structures still may require assistance from an engineer.
